Property inventories and inspections
LYL Services was built on inventories, and it is still the heart of what we do. Our reports are independent, evidence-led and written by trained inventory clerks who work with rental properties every day, so landlords and letting agents can rely on them at every stage of a tenancy.
Inventory & schedule of condition
The baseline for the tenancy. A room-by-room written and photographic record of contents, condition and cleanliness, dated and stored permanently against the property. If a dispute ever reaches a deposit scheme, this is the document that answers it.
Inventory & check-in
The inventory plus the practical handover. Keys, meter readings and access arrangements are recorded alongside the report, so there is a clear trail showing when the record was agreed and the property was occupied.
Check-out report
A factual comparison against the agreed start report: condition changes, missing items, cleaning standards and final meter readings. We document what we find without assigning liability, which is exactly what an adjudicator will want to see.
Mid-term property inspection
An objective visit while the tenancy is running, covering condition, early maintenance issues and anything a landlord would want to know about between check-in and check-out. Agents typically run these quarterly, six-monthly or annually.
